Belfair

Belfair is a 1,100-acre private golf club community located five miles from Hilton Head Island, in South Carolina. The community is just three years old; it’s of great natural beauty and outstanding amenities. It has two championship golf courses designed by Tom Fazio as well as it’s own Belfair Towne Village commercial area.

Berkely Hall
Berkeley Hall is the areas newest private upscale community located 7 miles from Hilton Head Island. Two Tom Fazio courses are scheduled with the first to open in the Spring of 2001. The community consists of 860 acres with a 25,000 square foot clubhouse, activity center and health club with lap pool spa. Berkeley Hall also offers an outdoor pool and tennis courts. There are a limited number of marsh, golf, lagoon, lake and deep water view lots available. There will also be guest cottages built for investors.

Colleton River

Just off the bridge from Hilton Head is the private 1,500-acre residential county club community known as Colleton River, with 7.5 miles of saltwater marsh frontage and over a mile of deep water on Colleton River. The community is bordered by a 1,200-acre South Carolina Nature Preserve, the deepwater Colleton River and vast tidal marshes. Colleton River has three golf courses, a Jack Nicklaus Signature course (18 hole), a Pete Dye course (18 course) and a 9-hole Augusta National type par 3 course. If you’re into top-rated golf and upscale living, Colleton River should be considered.

Hampton Hall
The community of Hampton Hall has been able to blend a village-like atmosphere together with a luxury golf club community. Village life centers around the shores of the lake where people gather to relax, fish, walk, or ride the bike paths.

Moss Creek

Moss Creek Plantation is the mainland gated community nearest to the Hilton Head Island bridge. With over 800 homesites and a few condominiums, the development has 2 private golf courses and clubhouse. Many believe the ambiance is similar to Sea Pines with many live oak trees with dangling Spanish Moss. Moss Creek has a private community swimming pool overlooking the plantation’s marina and there are miles of walking/bike trails within the development. Also available is the tennis center. Owners may separately join the golf or tennis clubs or they can pay daily fees.

Oldfield
Oldfield is the ideal private residential community to suit your active, outdoor lifestyle. As a resident you have the opportunity to enjoy kayaking, fly-fishing, shrimping, and crabbing as well as the Hilton Head area’s only Greg Norman designed golf course.

Palmetto Bluff

Rose Hill

Rose Hill is one of the first off Island planned communities. The plantation is divided in half. One side of the plantation features golf and wooded view homesites around the 27 hole golf course that is open to the public. The other site offers estate size homesites of an acre or more. Amenities within the gate community are golf, tennis and equestrian center and polo field. Several homes on the estate side of the plantation have their own private stables.

Sun City

Located 17 miles from Hilton Head is Sun City. It is an age restricted adult community developed by Del Webb Corp. The community is centered around a state-of-the-art recreation campus plus 20 acre lake for fishing. There are two 18 hole golf courses. This gated community opened in 1995 at as of 2001, nearly 3,600 residents now call the 5600 acre community home.
